Terms and Conditions
A non-refundable deposit of at least 20% (or whichever percentage is applied at the time of booking) of the total booking fee will be taken after you make your booking to validate the reservation (using card details provided while making reservation). The remaining balance will be charged and must be paid no later than 12 weeks prior to arrival to avoid forfeiting the deposit. We recommend you to take out the travel insurance if you think you may need to cancel.
A security bond will be taken on all bookings. We reserve the right to adjust the amount pre-authorised as deemed necessary to protect the upkeep of Oceanwalk. As such the amounts pre-authorised may change from one week to the next.
Oceanwalk reserve the right to cancel any bookings where the full balance is not settled within 6 weeks prior to your arrival date. If this happens you will not be entitled to your booking deposit being returned to you.
Check-in time is from 16:00. We ask that rooms be vacated by 10:00 am on the day of departure to allow enough time to turn the property around for the next guests. A £20 per hour (rounded up to the nearest hour) will be charged for late check-out and early check-in.
Oceanwalk is a non-smoking accommodation (that includes electronic cigarettes). There is a smoking area outside to the rear of the property. Guests will be asked to leave without a refund for smoking inside the house. Where evidence exists of smoking within the property, deep cleaning fees of £300 will be applied for professionally cleaning all of the furniture, walls, soft furnishings and living spaces.
A minimum of £350 will be charged for any malicious or unreasonable damage to the property. An additional cleaning charge of £20 per hour will be charged for any room left in a condition which requires an additional amount of cleaning outside of what is considered reasonable and further costs relating to loss of earnings arising from this.
Guests who make excessive noise or behave in a way that disturb other guests in neighbouring properties will be asked to leave without a refund.
We will provide one travel cot for your stay but will not provide any extra cots or beds on top of what is already provided.
We do not accept stag, hen or single sex groups. Such groups will be refused entry and any deposits paid will not be refunded.
The rooms can be occupied only by persons checked into the house at the time of booking or by separate negotiation and acceptance by the owners once a booking has been made. Guests are asked not to bring / allow extra people into the house or rooms without prior notice.
We cannot accept pets and any evidence of pets will incur an additional £250 fee as a minimum to cover professional cleaning of all beds, flooring, sofas and living spaces plus further costs to cover any damage and / or loss of earnings relating to this.
We do not take responsibility for valuables left in rooms or in vehicles on site.
There is a minimum £50 charge plus carriage for lost sets of keys. It is likely the claim would be more than this depending on the particular key that is lost.

Cancellation Policy
Any refunds will always have as a minimum, at least 20% deposit deducted before being applied (or whichever percentage is applied at the time of booking).
For a refund, the guest must cancel within at least 12 weeks prior to the booking arrival date shown in the booking confirmation.
Example for illustrative purposes:
E.g. a £1,000 booking would be entitled to £1,000 - £200 (20%) = £800
For a part refund of 50%, excluding deposit currently 20%, the guest must cancel within at least 6 weeks prior to the booking arrival date shown in the booking confirmation.
E.g. a £1,000 booking would be entitled to a £350 refund

£800 x 50% = £400 refund, payment stage 2
If guest cancellation occurs less than 6 weeks prior to the booking arrival date shown in the booking confirmation, then no refund will be applied.
If guests decide to leave early after check-in or decide not to check-in at all, the nights not spent are not refunded.
